Method of Sale

Tracts will be offered in order beginning with Tract 1 and concluding with Tract 5. All tracts will be sold individually and combinations will not be offered.

Payment

A 20% down payment is required on the day of the sale with the balance due at closing. The sale of the subject properties is not contingent upon the Buyer’s ability to obtain financing.

Taxes

Taxes for 2017 and prior years are to be paid by the Seller. Taxes for 2018 and all subsequent years will be the responsibility of the Buyer. 

Title

Title to the property will be conveyed by a Trustee’s & Warranty Deed. Title insurance will be issued showing marketable title. Cost of title insurance will be divided equally between the Buyer and Seller.

Fence

The cost of installing a boundary fence between Tracts 2 and 3, if sold separately, will be divided dually between the new owners.
