Terms & Conditions

Sale Method

Tracts will be offered individually at the Auctioneer’s discretion.

Payment

A 10% down payment is required on the day of the sale with the balance due at closing. The sale of the subject property is not contingent upon the Buyer’s ability to obtain financing.

Title

Title to the property will be conveyed by a Warranty Deed. Title insurance will be issued showing marketable title. Cost of title insurance will be divided equally between the Buyer and Seller.

Taxes

Taxes and assessments for 2024 and all prior years will be the responsibility of the Seller. Taxes for 2025 and all subsequent years will be the responsibility of the Buyer.

Survey

Subject property is subject to a pending survey. Final acreage figures and lot lines are subject to change. Cost of the survey will be divided equally between the Buyer and Seller.

Possession

Day of Sale with 10% Earnest Money Deposit and Execution of Early Occupancy Agreement
