Tracts will be offered individually, in order, beginning with Tract 1 and concluding with Tract 7. Recesses will be taken at the discretion of the Auctioneer. Tract combinations will not be offered as a part of this sale.

Payment:

A 20% down payment is required on the day of the sale. The sale of the subject property is not contingent upon the Buyer's ability to obtain financing.

Taxes:

Taxes for 2016 and prior years are to be paid by the Seller.

FSA:

FSA acreage figures are subject to final tract splits that are to be completed after closing and are subject to change.

Title:

Ownership of the property will be conveyed by a Trustee's Deed. Title insurance will be issued showing marketable title. Cost of title insurance will be divided equally between the Buyer and Seller.

Possession:
